When I count my many blessings, one of them is the little hamlet of Three Rivers. As I mentally scan the town, I cannot help but smile. My fingers are tapping on the keyboard and so many of my friends and neighbors come to mind when I think of why Three Rivers is such a great place.

I truly cannot think of anyone who is not dear, gifted, talented and special in their own way. In a small town, one can make this statement because you actually know your neighbors. The city life is fun for a few days but Three Rivers is home.

This one room riverfront studio with attached garage is well built and very private. Who wouldn't want a little getaway spot that is removed from the world?

I think about all of the things that I would do if I owned it. A hammock would be number one on the list! The next thing that I would do would be to take a nap in that hammock. Then I would turn off my cell phone, read an entire book in that hammock and eat blueberries and green bell peppers( my favorite foods) to my hearts content. I suppose I will add fresh mozzarella, crackers and mini tomatoes to the menu.

As I would be swinging in the hammock, counting my blessings, being thankful for living in a place like Three Rivers, I would then contemplate either just dipping my toes in the river or jumping all the way in for a swim.

Little Old Ladies?

We were host to four 80 year old ladies last weekend at The River Jewel Suites in Three Rivers. These women, one of whom was my mother-in-law, had an endless amount of energy. We were up late every night playing board games and laughing. Seriously, these ladies were so much fun.

We went on an all day garden tour, had a camp fire and roasted marshmallows, cooked gourmet meals, played cards by the river, visited the Underground Gardens in Fresno, visited places of interest in Three Rivers.

Whew, these gals wore us out!

When I moved to Three Rivers years ago, many storefront owners lived where they worked. They had a little store along the highway with a connecting residence behind their commercial venture. There was even more of that down home feeling in Three Rivers. Trish had a delicious little antique store connected to her home. Suzanne and Alice ran another antique store called Country Girl Antiques. There was a man who carved wooden faces and elaborate walking sticks who lived in the red a-frame across from the White Horse. Merv and Faye made apple cider in their barn behind the Cider Mill. The Pot Belly was the place to get great pancakes. Joan and Jerry Johnson made one feel welcomed and at home when visiting and staying at the Lazy J. I remember when we first visited Three Rivers, Joan's kids invited me to go swimming with them. In our small little town with seasonal activity, this way of conducting business just makes sense. The Three Rivers Market is one of them. Team Diana just listed the Three Rivers Market and gas station. Connected to the business is a 2 bedroom RIVERFRONT home. Abondoned Piggy

This little guy was found by a mountain biker. The fact that the piglet he saw on his daily ride might be abandoned kept nagging at him. He then returned to the same spot the next day. There he found a weak piglet.

His rescue has produced a healthy, thriving pig. The little guy is in a shelter and growing by leaps and bounds.

Often times the effects of the hustle and bustle of city life are evident on visitors faces. We have clients who come into our office in Three Rivers who are guarded and seem to have lost their joy.

Then as the hours pass during our home tour, I watch people transform. Slowly they let their guard down. They start to laugh at my stories about Three Rivers and soak up nature as they tour with Team Diana.

Today I visited a couple who closed escrow on their new home last month. Honestly-they actually look like different people. No more frowns- they are radiant! It is as though they learned how to relax again. I am so happy for them! Do I have the best job in the world or what? To assist others in a lifestyle change is such a privilege and quite fulfilling. Thank you to all who refer clients to us.

Forgot My Camera

As my husband and I were driving up South Fork to check on one of his construction jobs, we noticed something on the side of the road. It looked a bit like a dog from a distance. As we approached in our car, it was clear what we were looking at. It was a brown, curly tailed wild pig. We glanced in the field across the road and saw this brown, curly tailed pig's extended family. There were at least 20 pigs of all sizes and colors. The largest looked to be around 200 pounds and the smallest was probably around 30 pounds. Wish my camera was with me!

As I sit at my office desk I can not avoid multiple yawns. The last few nights I have been awakened by the sound of large branches snapping off of the tree outside my bedroom window. Apparently, Mr. Bear thinks this tree is a great midnight hang out spot.
My lovely 30 ft. tall tree is now bare in the midsection. In my opinion though, the lack of sleep and damaged tree are fine trade offs for the opportunity to live in Three Rivers. The thrill of wildlife surrounding us never gets old. We are blessed!

There is a place just above Three Rivers in Sequoia National Park known to locals as 'the cliffs'. It is a place where people go to bask in the beauty of nature and swim in crystal clear waters.

Click on the picture above to enlarge. You can see our friend contemplating the huge jump into the water below. He did eventually take the plunge. Now if you venture to this spot with Team Diana, one of the Diana's will be whooping and hollering and flying through the air into the waters below. The other Diana will be sitting on the beach area setting up a beautiful picnic for all to enjoy. ;)

Below is an excerpt from a client's journal. She and her husband purchased a home in Three Rivers. It was Team Diana's pleasure to be a part of the process and assist with making their dreams come true!

3R Rhapsody....

Every morning coffee with the cows- 20 of them in the valley below, with one buckskin horse swishing its black tail as they all chew, chew. A mother licks her calf with her long pink tongue, 2 calves head-to head push each other back and forth- a test of young strength.

Every sunset with the cows, against the pinkening hills to the east. This time of year the rust-brown buckeyes dapple the dusty green oaken hills- at first glance, a bit like a New England autumn...of orange leaves only.

We linger after the hills have all gone grey with the last of the sun, and are soon rewarded with a glow that suddenly bursts forth: the full moon rises so bright we squint for a moment, then bathe in its brilliance. A cow moos. Three bats flutter by. Two people sigh contentedly.

Late Night Project In Three Rivers

Team Diana was invited to celebrate the one year home purchase anniversary of a

client. I decided to make them an edible card. The poster card in this picture narrates the story of their journey to their beautiful Three Rivers home.

Now when did I make this card? At 2 in the morning of course! Even though I arise at 6 am, my internal time clock becomes alive at around 10 pm. That is when the creative juices start to flow and cleaning gets done, letters are written and the laptop gets fired up for part two of the real estate work day. My sweetheart is asleep by this time. So, my late night work companions are my faithful dog, Berkeley, and HGTV or a scary lifetime movie.

The temperature is so hot, I bet I could fry an egg on the sidewalk. I sure would like to try it sometime.
The good news is that we live in Three Rivers! When it is hot outside, we just jump in the river. Instantly ones body temperature cools. In the summertime every day after work ( and sometimes during the work day) I jump in the river. Mmmm, just typing this makes me want to jump in right now although it is almost midnight.

The reason I am in awe is because I just experienced the most delicious of concerts in Three Rivers. Young William Hagen left a spellbound audience speechless as he made magic on the violin.
He is one of many child prodigies scheduled to perform in Three Rivers this week. These events are highly recommended! Do all that you can to attend at least one of the amazing concerts!!! You WILL be impressed. Each person that I spoke with tonight after the concert could only say one word, WOW.

Showing riverfront properties in Three Rivers this time of year is a treat. Today my clients were quite surprised to find wild blackberry vines in their potential new backyard. That might have been the tipping point for them! Or, was it the fact that we dipped our toes in the North Fork of the Kaweah? Our house hunt today was full of adventure, exploration and good food!

Three Rivers Buckeye

The buckeye is is bloom in Three Rivers. The name 'buckeye' was derived from the Native Americans who noticed that the glossy, chestnut-brown seeds with lighter circular "eye" looked very similar to the eye of a buck (male) deer.

The leaf formation of the buckeye has been described as "praying hands" by poet Albrecht Duerer. The seed and bark are slightly poisonous and bitter tasting. The properties can be eliminated by heating and leaching.

The Native Americans roasted, peeled and mashed the buckeye nut, which they called "Hetuck", into a nutritional meal. The early settlers found the buckeye wood to be lightweight and to be easily carved or whittled. Due to these qualities, the buckeye wood was used by settlers to make utensils. Thin strips of wood were woven into a variety of hats and baskets.

Roping In Three Rivers

The annual Lions Team Roping event recently occured in Three Rivers. Rancheres from all over the valley came to Three Rivers over the weekend for a wonderful slice of Americana. Thinking outside of the box, we were excited about this year's roping event and jumped at the chance to have a booth at the Lions Arena to give added exposure to all of our listings. We had a terrific spot and featured a display of large ranch photographs and beauty shots of Three Rivers. Our DVD of Three Rivers and all of our listings played on a flat screen TV for people to enjoy.

We met a lot of cowboys and were happy for the added exposure for our listings. Not only did we have a booth but Century 21 was also a sponsor of the event.

Team Diana was previewing a home yesterday. As we were touring the yard with the owner, we almost stepped on this little buddy. In the blink of an eye, he bolted from the ground to this tree perch. Now don't worry for us, he is not dangerous. Worry for him though. We probably scared the %^# out of him.

My Sweet Babies

I just love it when my children come home for a visit. As they walk through our front door, they immediately morph into little girls again. They call me mommy, play games, cuddle, cook, pull out their favorite teddy bears and we all laugh and laugh until we cry. Our quiet home is once again filled with noise, loads of laundry, mountains of dishes and a million smiles and hugs. We stay up all night, every night, talking.

Now that Easter break is over and our home is once again occupied by only two, we will await our next visit from our sweet little babies!

Did you ever have a dream? Paul and Dolly did! They dreamed of owning land in Three Rivers and building their dream home. Last week their dream started to become reality. On a beautiful spring day, they closed escrow on their land.

Team Diana was so excited to surprise Paul and Dolly with this little portable bistro table. As they approched their new acquision, Dolly- who is naturally enthusiastic- squealed with delight. In addition to their zest for life, these buyers are just very nice people. They are going to be amazing additions to our community and we are so glad they are going to be neighbors!

Today on our morning walk we were greeted by many neighbors. Fran, a local senior, was sitting on a rock awaiting her walking companion. She told us the story of how she acquired her dog. Cynthia was nurturing her garden and we shared in her vision of it's full maturity. Nina peeked out her window( above- she is at the middle window on the upper level). With coffee in hand, she shouted out a hello. Her husband then came out and invited us in for breakfast. Kelly met us at the bridge. She caught us up on the latest in her world. Her dog occupied himself by sniffing at us then at the surroundings.
Oh, the people we meet daily in a small community! !

We just visited Los Angeles/Orange County. Upon returning it was evident that we have made the right choice by living in Three Rivers for the last 28 years. I can breathe here, work here, worship here, serve here and truly enjoy creation. Living in a place like Three Rivers gives one the freedom to CHOOSE to have a balanced life. I suppose one has that freedom anywhere they live, but here there are not many materialistic distractions.

Distractions in Three Rivers consist of stopping to pick wildflowers, deciding if one should nap in their hammock with or without their favorite book. Shall I stroll along my favorite street and visit with all of the neighbors or go for a serious hike on BLM land?

I am thankful to be working and playing in my own backyard(community)! Is it your season to make a life change? Come join us!

I, Diana G., drove out to the end of South Fork yesterday to take some pictures of our new listing, a 680 acre ranch bordering Sequoia National Park. On my way back I could not get down the mountain because two bulls were fighting in the road.

It was so exciting! The bulls were as big as my car and so powerful. I kept beeping my horn at them to get out of the way but they paid no attention. The white bull was the aggressor and I thought he was going to push the brown bull over the edge to a sheer drop into the South Fork Canyon.

I am a farmers daughter from Wisconson and I wanted to get out of my car and chase them off the road, but my husband would not let me. He is a city guy and was intimidated. Not me- Oh yee of little faith.

We have just about everything in Three Rivers. :)

Holidays in Three Rivers

Amidst Century 21 activities, the community events, and many holiday parties there was one event that took precedence: spending time with family. Each of the Diana's was blessed to be with family last week.

As I write this I realize that in addition to biological family, we have a network of extended family in Three Rivers. As we greet others in the market, at church or on a morning walk- it becomes evident that they are like family as well. We are 'doing life' together in our small village.

There is a sense of endearment for those who live in our community. Each person's life is a storybook. We are privileged to have so many residents woven into the pages of our book.

In addition to those in town whom we have been friends with for decades , we make lifetime friends because of our profession. As Realtors, we get to introduce so many to Three Rivers. We are thankful to have a large extended family to learn from and to love!

What A Difference A Day Makes

One night last week we were awakened to an unforgettable sound. Through the rain we heard the loud crashing of boulders as they were being forced down stream. Overnight the warm rain caused the river to rise to flood levels.

In the morning we assessed the changes in the flow of the river. 10 foot high rocks that we were standing on 24 hours earlier were now under water. The flow of the river looked like waves in the ocean. Overnight the rain gauge recorded receiving 3.2 inches of rain.

Now that the water has receded, our beach has inherited a tennis ball, picnic table and a boat.

This morning I looked out my kitchen window. To my surprise, there were about 50 wild turkeys on my lawn. Above is a photo. Our friends, who live off of the South Fork, told us that they counted 20 wild boar in their yard last night!

Once when my daughter was in high school she and some male friends from Visalia decided that they were going to go boar hunting. Now she knew what she was doing but the boys...not so much. They came to the house at 10:00 pm. They changed into their camo, painted their faces and headed off (good, clean, healthy fun for teenagers, right???). In the morning I asked her how it went. She said first off, she has never killed a wild animal and never would but didn't tell those city boys that. The she said that those poor boys brought weapons that were like tinker toys. As they ventured out into the wild, she got the boys close enough to hear the rushing of the pigs. She said that these tough boys screamed like little girls and climbed up a tree and would not come down. Oh how she laughed when relaying this story to me. Once she had them safely back to our home, she gave them hot chocolate and cookies then sent them on their way. This story became a legend amongst their peer group in Visalia. They are probably still talking about it today when they get together.... "Remember when Hailey was almost killed by those wild pigs and we saved her?"

Hidden Treasure- REALLY!

My new friend in Three Rivers shared an interesting story with me. She said that her nephew, who lives in a neighboring town, purchased a fan at a thrift store about 40 years ago. This aged fan faithfully cooled his work area until recently when it broke.

Certain he could repair the fan, he took it apart. To his surprise he found a secret letter in the base of the fan. It was very old and written from one brother to another. It stated, " I have hidden the money at the base of ******( I won't write the real name for fear of a treasure hunting frenzy) rock where we used to play when we were children.

My friend laughed it off and said that nobody in her family had ever heard of ****** rock. Well having lived in Three Rivers most of my life, I certainly know exactly where that location is. She saw my expression and I shared with her that I could locate the area.

Together she and I have pledged to one day pack a picnic lunch, don our Indiana Jones hats and set off for a great day of treasure hunting. Results to follow.....

THE ARTISTS of Three Rivers have joined together to create a day of food, fun, and fabulous art. It will be held on every 1st Saturday of the month, starting with October 3rd, and specials will be promoted throughout the town– by artists, restaurants, gift shops, galleries and more. You can watch artists painting plein air, eat good food and listen to local musicians. To keep up every month with who's who, call Team Diana. Home Sweet Home

When I come home from work, I never know what might be lurking in my yard. This guy was the size of a dinner plate and we found him crawling around on our driveway at dusk. We snapped some photos for our kids (We were hoping they would see this and miss home. It worked, they are both driving home for a visit this week!) then returned this huge reptile to the river.

My mother-in-law is visiting from Orange County and was quite surprised to see this turtle. In addition, yesterday in Three Rivers she saw: wild turkey, a family of wild pigs, a bobcat and the cutest baby quail. Also, she was witness to evidence of a bear visit( he raided our trash can during the night).

Tonight I think I will invite her to have a camp out with me in our back yard. Who knows, as we lay under the stars we might have unexpected visitors slither across our legs!

Last Tuesday one of our Three Rivers listings was featured in the New York Times! Due to that feature, Team Diana has been experiencing a flurry of real estate activity. Many people from across the country and even Canada are scheduling visits to check out Three Rivers real estate.

Tonight as my daughter and I were driving home from my mom's house ( who, by the way, made the best tacos in the universe), we noticed something curious on the side of the road. As we approached we were astonished to see a one man band parked on the highway. He had his own party going on with elaborate music and twinkle lights hooked to his trailer.

Well, we could not resist. So, we pulled over and enjoyed this man's entertainment. As we applauded each song, he replied with a honk of some sort from one of those electric instruments.

As the sun set, we visited with other observers. We laughed, swayed to the music, then waved goodbye.

Thank you Mr. Music Man for proving once again that there is no place like home.

We have a sweet life in Three Rivers!

Last week my husband and I spent the afternoon in our backyard on lounge chairs, enjoyed a glass of wine and basked in the sun. As we regaled each other with stories from our work week, we began to unwind. Shortly thereafter our conversations drifted from politics, to the weather to what we were going to prepare for dinner.

It was as though we were on a vacation ourselves. Our dog, Berkeley, joined us "on vacation" as we enjoyed dips in the river and dried off on the warm rocks.

A highlight of the day was watching the river rafters journey by us. Their shouts of glee were such a thrill. It is always a pleasure to see other people enjoying Three Rivers. We are so blessed to live in such a beautiful, peaceful place.

For river rafting on the Kaweah!

As I lounge on a boulder down by the river in my backyard sipping red wine, the sounds of Three Rivers surrounds me: the water rushing by, the birds chirping, the frogs croaking and the crickets strumming a melody. My focus is interrupted as I hear a faint sound that is getting louder.

It is a rafting guide shouting out stroke commands. Also heard are the sounds of cheering rafters as they overcome the class 4 obstacles on the river.

As they float by, we exchange waves and a quick hello. Then all is silent again with only the songs of nature to assist my imagination as I ponder the thought of how living in Three Rivers is like being on vacation 365 days a year! Come join me!

Eagle Pride

Our students in Three Rivers have so many great opportunities. Local artist, Nadie Spencer, gifts kids the chance to develop their artistic side. I drove by our local drug store and noticed a wall of color. For the 25 years that I have lived in Three Rivers, this wall has always been plain.

I pulled over to watch the progress. As the kids, clad in black trash bag aprons, joyfully worked on the new wall art, the pictures began to take shape. Won't it be fun for these little ones to bring visitors to view "their wall"?

Above is the sample of what the finished project will look like. Drive by the Village Market Center to meet a talented local artist and view the work in progress.

I love how people in this town, like Nadie, do nice things for each other just because...

Seasons Of Three Rivers

On Sunday Team Diana invited the town to view a breathtaking DVD of Three Rivers. These beauty shots set to music were many years of accumulated photos. Above are a few examples.

We were not sure how many people would show up. Expecting the best, we rented St. Anthony's Retreat and had the event catered. The sanctuary seated 150. As our neighbors filed in, the chairs filled and some people were standing.

We were so blessed to see and visit with so many of our neighbors! Guests exclaimed that they enjoyed taking the time to remember why we all live in Three Rivers. The event was a huge success and Team Diana looks forward to future opportunities to gather with the people that make Three Rivers home to us.

Isn’t it interesting how everyone who lives in Three Rivers says that THEY have the best spot? Three Rivers is the best! This DVD demonstrates the beauty of Three Rivers and highlights many of the “best spots”.

In this challenging economy it is a good time to rejoice in what we have and the blessing it is to live in Three Rivers. Team Diana would like to host a very special viewing of the Three Rivers DVD. The DVD is approximately 30 minutes long and afterward we will be serving complimentary refreshments.

The date is Sunday May 3rd. The time is 4:00. The location is at Saint Anthony’s Retreat. We will also have a raffle after the movie and during the refreshment time.

Today as I drove down my driveway I was treated the beauty of Three Rivers wildlife. This group of eight deer was dining on the wildflowers in my yard. Two hours later, I glanced out of my kitchen window. One of those cute Bambi like creatures was now having dessert in my flowerbed!

It is a privilege to have the opportunity to help a family find their dream home. This sweet family is our newest addition to Three Rivers. I had so much fun watching the kids run and play in their new yard, play hide n seek and choose their new rooms.

This family chose a lovely home that is bursting with personality. As one drives down the stately entrance, they are greeted with bursts of color from native Redbud and many other varieties of plants and flowers. Team Diana wishes them many happy years in their new home!

This little curious, affectionate kitty was left by the renters at a vintage home in Three Rivers that was for sale. When I took our client, Kelly, to view the home, this cat followed us around like one would expect a dog to do.

Did Kelly buy the home? Yes. But only with the condition that the current owner, who journeyed to this income property daily to feed the orphaned cat, pass on ownership of the cat!

Last week in celebration of our 20th anniversary, we went snowshoeing. It was magical as we took the first steps into the newly fallen snow.

The silence was golden. We followed squirrel paths and journeyed around the majestic General Sherman tree.

Afterwards we enjoyed a delicious meal at Wuksachi Lodge. Round trip for this white wonderland adventure was four hours! We were so relaxed as we enjoyed Sequoia National Parks beauty.

As we drove up to our friend Linda’s home, we were greeted with the melodious sounds of women’s laughter. Today was Linda’s annual ‘The wildflowers in my yard are in bloom’ luncheon.
Getting lost in each other’s company, we regaled each other with stories of family, travel and life in Three Rivers as we picnicked in Linda’s yard. It was as though time stood still.
Life is genuine here and so are our friends.
Once again I think to myself, “Where in the world would you ever find a place like this?”

Spring is just around the corner. The changing of the season is signaled by a reptilian song. Each evening as I arrive home from work, I am greeted by the croaking music of multiple frogs. Nature sings to Three Rivers year round.

Last year Team Diana sold a property to a client who was enamoured by natures song. She walked on the property, heard the music and did not hesitate to come back to our office and purchase the property on the spot. She knew she was home!

Having grown up and being educated in Three Rivers, my children are secure in who they are. They have recently gone into the world and are thriving and enjoying their individuality while holding dear in their hearts their small town roots.

One of my girls is glitzy and the other is earthy. Pictured is Tiffany at a photo shoot and with her Slovakian model boyfriend; Hailey with her friend playing music on the Santa Monica pier, rafting the American River and with her boyfriend. Children are a blessing and so is living in Three Rivers!

First Snow

Waking up early in Three Rivers is glorious. This morning as the darkness was turning to dawn, my husband and I bundled up to enjoy our morning coffee and quiet time alfresco. It was a thrill to step out onto our front porch and view the freshly snow dusted mountains.

Decorating Safely For The Holidays

The holidays should be merry and bright, but the U.S. Consumer Product Safety Commission (CPSC) warns consumers that the holidays also bring the dangers associated with the improper use of decorative lighting. By avoiding such hazards as dried out Christmas trees, unsafe lights and unattended burning candles, thousands of holiday-related injuries can be prevented. By all means enjoy yourself this holiday season, but make following the fire/electrical safety tips outlined below a priority in your merrymaking so as to avoid any mishaps. Trees:
Look for the label "Fire Resistant" when buying an artificial tree. While this label does not mean the tree won't catch fire, it does signify the tree will resist burning and should extinguish quickly.
Check for freshness when purchasing a live tree. You can do this by looking for deep green trees whose needles are hard to pull from branches and do not break when bent between your fingers. The trunk butt of a fresh tree is sticky with resin. When tapped on the ground, the tree should not lose many needles.
Be sure to place trees (artificial or live) away from fireplaces and radiators. Live trees dry out quickly in heated rooms so be certain to keep the tree stand full of water at all times.
Place trees out away from traffic paths and do not block doorways. Lights:
Use only lights that have been tested for safety by Underwriters Laboratories (UL) or another recognized testing laboratory. A UL label indicates the lights conform to certain standards. Use only lights that have fused plugs.
Check each set of lights, new or old, for broken or cracked sockets, frayed or bare wires, or loose connections. Throw out damaged sets. Always replace burned-out bulbs promptly with the same type and wattage bulbs. Using the wrong bulbs can cause overheating.
Connect no more than three standard-size sets of lights together.
Make sure extension cords are rated for the intended use.
Never use electric lights on a metallic tree. The tree can become charged with electricity from faulty lights, and a person touching a branch could be electrocuted.
Before using lights outdoors, check labels to be sure they have been certified for outdoor use.
When hanging light strings, stay away from the electric power lines that may run from utility poles to your home.
Fasten outdoor lights securely to trees, house walls, or other mean of supports to protect the lights from wind damage. Use only insulated staples to hold strings in place, not nails or tacks. Or, run strings of lights through plastic hooks.
Since damage or a short-circuit could quickly start a fire, turn off all holiday lights when you go to bed or leave the house.
Use caution when removing outdoor holiday lights. Never pull or tug on lights – they could unravel.
Outdoor electric lights and decorations should be plugged into circuits protected by ground-fault circuit-interrupters (GFCIs). GFCIs have been installed on exterior circuits in new homes since the 1970s and can be added as a safety retrofit in older homes. Decorations:
Use only non-combustible or flame-resistant materials to trim a tree. Choose tinsel or artificial icicles of plastic or nonleaded metals. Leaded materials are hazardous if ingested by children.
Never use lighted candles on a tree or near other evergreens. Always use non-flammable holders, and place candles where they will not be knocked down.
In homes with small children, take special care to avoid decorations that are sharp or breakable, keep tree trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a child to eat them.
To avoid eye and skin irritation wear gloves and glasses or goggles while decorating.
When using artificial snow sprays, follow container directions carefully to avoid lung or eye irritation.
Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.

Last month the “Emergency Economic Stabilization Act of 2008” was signed into law - a barely publicized “sweetner” to the Bill was an unlimited tax credit for installing some solar energy systems.
Solar Water Heating systems are approved for 30% of the cost of the system or up to $2,000. If you install Photovoltaic Systems (electricity via solar power) to your home you can claim up to 30% of the total cost! That’s a potential credit of around $7,500-$9,000 based on the cost of typical system.
Other items that are considered “energy efficient home improvements” are replacement windows, insulation, small wind energy systems and non-solar water heaters. The max claim amount allowed is up to $500 for these types of improvements.
How it works is if you install qualifying energy efficient products into your home from January 1, 2009 through December 31, 2009 you will earn tax credits. 2008 installations do not qualify for the tax credit so you’d better wait.
So now you can be rewarded for taking the time to make energy efficient improvements to your home and help save valuable resources at the same time.

Second Time Around...

This home, once belonging to Vivian S., was in complete disrepair. Now, 50+ years later, a new owner has chosen to revive the home to it's former glory!

The knotty pine interior with natural river rock fireplace and original hardwood floors were all left intact. The wooden kitchen counter tops and cabinetry will be restored. This once delapited place will soon be called home and be filled with joy and laughter. Many wonderful family memories will be made here once again.

Turkey Anyone?

My friend Shirley sent these photos to me that were taken from her deck. These turkeys have decided to call her neighborhood home. They visit her house daily and Shirley never tires of hosting the local wildlife.

Last week a client and I were viewing properties in the Alta Acres area. We parked and watched in awe as four male turkeys fluffed up, fanned their feathers and did a beautiful dance for the onlooking females.

Diana's Raccoon Relocation Program - Post 3

I've Become a Relocation Specialist!

I'm 7 for 7.

I have been setting the Have-A-Heart trap every night for 7 nights and every morning there is another raccoon waiting to be relocated to the remote BLM wilderness.

I feel like a mountain woman!

In networking with my neighbors, I have learned that there were about 13 raccoons following a route from Fran's home where they drink water from her stream. They pass down the road to the giant oak along Kaweah River Drive near the Edison Power Plant where they feast on acorns and shred branches which drop in the road. From there they make their way across my neighbors footbridge and then across the fence at my home and onto my roof.

Each night I can hear the click of the trap as it closes on my next catch. In the morning before dawn I load my car with the trap and head out to the remote wilderness. Once there, I set out some food, open the trap and set them free. They do not seem to be any the worse for wear, and by now they should have quite a community going and not be lonesome at all.

I expect that I may have quite a few more relocation opportunities before the relocation project is complete. Last night was our first night of quiet with no varmints running around on the roof, yea!!!

In real estate there are offices that specialize in various kinds of real estate including "Relocation." I can now honestly say I have had more relocation experience than any other agent in Three Rivers.

First Fire

Fall is in the air! On Saturday night we returned from an outdoor dinner/murder mystery event quite chilled. As we entered our living room, our dear daughter had a welcoming, cozy, crackling fire burning. This was the first fire of the season for us.

As the night progressed our daughter, who was home from college for the weekend, regailed us with her adventurous stories. We listened wide eyed as visions danced in our heads of her hanging off of cliffs in our local mountains, exploring the ocean at the Central Coast, rafting class four rapids and basquing in the presence of the young man whom she loves.

Life is so good and peaceful in Three Rivers. It is a place to relax and enjoy! We are so thankful to have had the opportunity to raise our children in such a place. Now as empty nesters, we could not imagine being any place else!

Diana's Raccoon Relocation Program(Post 2) "Owls in our Attic"

When you live in a rural environment, you are living in nature and you will encounter wild animals.

In Three Rivers we get to see deer and bobcat, bear and snake and spiders and hawks and eagles, raccoon and skunk and more.

We are so blessed!

With that said, we do not want these wild animals to move into our homes. The following tale supports Diana's Raccoon Relocation Program.

"We've Got Bats in our Belfry and Owls in our Attic."

We returned from vacation and found that a barn owl had moved into the crawl space above our bathroom via an open air duct.

For about a minute, we were excited to think that a beautiful barn owl was nesting in our house. Then we realized that this big huge predator bird had built a nest; laid eggs and was calling this home.

What should we do? We decided to smok 'em out! I put up a ladder, donned a leather jacket, jeans, goggles and a helmet, and looking like a WW1 fighter pilot with smoke bomb in hand made my way to the entrance. My darling Geoff was hiding on the porch with his camera. I lit the bomb, threw it in the hole and ran. An owl came screeching out heading right for me just as I rounded the corner and ran into the garage. I ran up and nailed the opening closed and made it out of there just in time to miss the owl's return bombing run on the opening.

It was the male owl that came flying out and the female owl was still inside protecting her nest and screamed for two days. We had to stay in a motel. We could not get near the opening or take the chance of being killed by the male who was on guard in the oaks. When we finally could get up and take the board off the opening, we could see that the male had bloodied himself by attacking the door and it broke my heart.

Now they had won and pretty much took over. After consultation with various wild animal groups we found we were stuck with them until their young hatched and could fly. The gestation period would be 89 days and there was nothing we could do about the situation. It was awful!

First of all, owels are "up 'n at 'um" all night long! The sound of thundering hooves, clomp, clomp, clomp across the ceiling. The first time the mom and dad started moving around at night, we woke with a start and jumped out of bed to see what on earth was happening to our house. We banged on the ceiling to "scare them out". Several nights we poked at the ceiling with an umbrella which resulted in umbrella holes in our ceiling!! We were awakened many nights by the sounds of thundering hooves for the duration of their stay. We went to a motel on more than one occasion. After we closed of that side of the house we could not hear them quite so much.

Then there was the stench! Predator animals thrive on rodents, they go out early in the evening in search for food for their young. They bring their dead prey home to their loved ones. They eat their prey and then throw up their dinner for their young to eat. Kind of an owl's version of the food processor. Then of course there are the carcasses and a lot of bird poop up there too. Rotting, stinking and drawing awful bugs that prey on dead animals. I shudder to think! Our bathroom smelled so bad we could not use it, and flies came down from the crawl space through the light fixtures. We had to block the bathroom off and not use it for at least 2 months.

We pretty much got used to them. Of course we could not use half of our house for the entire time. Then one day Geoff said he thought he saw the babies flying around the yard. We gave them a little more time and then I once again donned my assault garb, climbed the ladder and stuck a spotlight in front of the entrance. They were gone in one night. They moved to the trees over our house, all five of them in a row, mom, dad and three babies, sat and screamed at us for 3 nights.

Then we got out the power nozzle for our watering hose and when they took their place on the branch of the old oak tree, I let 'em have it! I blasted 'em out of the tree with a riveting burst of water. It was a standoff for two nights and then they were seen no more. It was over.

I peeked in the hole to see what was in there and the sight was disgusting. Carcasses and encrusted bird shit two inches thick. We had to replace the entire ceiling and joists.

I still love owls, they are so beautiful and I treasure their presence. When I see them fly through the yard it takes my breath away - and then they are gone. Owl's gave me perspective on the racoons that have been trying to nest on my roof. Instead of saying how cute they are and how fun it will be to have them here, the smarter side of me said "get with the program", Diana's Raccoon Relocation Program.

Aren't they just the cutest little things?

My husband and I live along the Main Fork of the Kaweah River and we have recently been bothered by Raccoon's. The pesky varmints have a path along the top of the neighbor's fence, across to our giant oak tree and up onto our roof where they make quite a racket in the middle of the night. The raccoon's get up in the oak and rip branches off the tree and eat the acorns. They drop the branches on the tin roof on our porch and our bedroom. In past years they have tried to nest on our roof and have pulled up shingles and created quite a mess.

There seems to be 3 families that visit us each night. The first family tramps around on the roof at about 9PM. The next appears at about 1AM and the third group comes at about 3AM. After a couple of years of this activity coupled with what seems to be a population explosion, we have decided either we need to relocate ourselves, or relocate the raccoon's. It's us or them!

We have put motion detector lights on the roof to see if that would scare them away. We have networked with professionals to see what they might suggest and have had no real solutions. A contractor friend suggested we install an electric fence around the roof, but we could not wrap the whole house and property with the fence so that did not seem like a solution. The most universal suggestion was to trap the raccoon's and relocate them to a wilderness area and that is our plan of attack!

We bought a "Have-a-Heart" trap at the local Mercantile and I set out to "relocate" the raccoons. This is my project as my husband is just sitting back watching to see what happens.

I am a farmers daughter from Wisconsin and these things do not faze me one bit! My father used to tell a story about pouring gasoline down the gopher holes and dropping a match in the hole and watching the gophers fly out the other end. One of my fathers friends tried that remedy and ended up burning down his garage. I hope I have better results from my endevor. I will let you know what happens.

Rain on a Hot Tin Roof in Three Rivers!

The sound of rain hitting a tin roof is one of my favorite things. Last night in the middle of the night the rain on the hot tin roof of our screened porch woke me. Ruby our Boxer was cold out in the porch and jumped in bed with us to get warm. The three of us snuggled up and listened to the welcome sounds of the first rain of the fall season.

This morning the rains had stopped and we went for a hike in the mountains. The rain started again and it just poured. It was great to smell the earth after the nights rain, to see that the moss on the rocks had already turned green and to see the earth washed clean.

It is October 4th, 2008. Mark your calendars. I pray this will be a wet season and that the snow pack in the park will be high. I pray the rivers will run full and that Kaweah Lake will fill to it's highest level. I dream of wild flowers blanketing the hills and a healthy season for the world.

The Concert on the Grass is one of the premiere events in Three Rivers. This was the 27th annual event and we had a wonderful time.

The concert is held on a grassy knoll in the shade of the giant oaks with birds soaring above lifted higher by the lofty sounds of great performances.

Concert goers bring blankets refreshments and enjoy a variety of performances including Classical Flamenco Guitar, Soprano Solo, a Quintet of Piano, Harp, Violin and Cello, Original Poems, Mezzo-Soprano and the Tulare County Symphony Brass Quintet.

Our community is steeped in arts and music. We have so much talent in Three Rivers.

Upon being called to preview a new listing, Diana and I geared up with our hiking shoes and walking stick. Selling property in Three Rivers is always an adventure. On this particular day, we did not know what to expect at the end of the mysterious trail that few had ventured on. As we reached the end of the trail, our jaws dropped open and we were speechless. Believe me, these pictures do not do this place justice. At the end of the gentle sloping trail, starring at us was a series of swimming holes and rapids like no other! Even as I type this I feel like I found a secret spot, almost sacred and am hesitant to share it with the world.

Only the new owner of this property will have the trail access through BLM property to this spot. After viewing this spot for the first time, I immediately though of bringing my love here ( with permission of property owner) for a picnic on our 24th wedding anniversary.

The bears are hungry in Three Rivers

Toady I called one of our clients to give hre a Team Diana update. She said, "Diana you will never guess what happened!" She went on to tell me that she had out of town visitors. They had borrowed their fathers car to make the cross country journey to Three Rivers. Upon their evening arrival, they enjoyed the sounds of the river and the sparkling stars above. In the morning, to their dismay, the rear bumper of their car was torn off and and all that was left was a mess and half of the unopened bag of dog food that was in their trunk.

Oh, I would be mortified if this happened to my guests. Everyone wants to see a bear when they come to Three Rivers and Sequoia National Park but certainly no one desires this kind of encounter.

There will be an art show proceeding the concert. The art show will feature about 10 local and out of area artists. The show will begin at 1:30 and the concert will begin at 2:30.

The Road to Mineral King

Mineral King Road leads from Three Rivers to the small mountain town of Mineral King, about 25 miles out a winding mountain road from Three Rivers. Mt. Whitney with peaks reaching a 14000 ft. elevation towers above.

Mineral King was an old silver mining community back in the 1800's. Disney discovered Mineral King back in the mid 60's and thought it was the most beautiful place in the world. It was Walt Disney's dream to turn Mineral King into a world class ski resort, but was thwarted by the first major success of the Sierra Club - Thank goodness. I cannot imagine what our foothill community would look like today if Disney had realized his dream.

Last weekend we headed to mineral King for a great hike and some homemade pie at the Silver City Resort.

About 8 miles out Mineral King Road you will drive across the old historic Oak Grove Bridge. The bridge spans the East Fork of the Kaweah River which is a series of pools and falls as the it drops in elevation from 14000 ft. to Three Rivers. The drive to MK winds along the edge of the canyon overlooking the river and is stunningly beautiful. The drive is winding and rugged and it takes about 2 hours to go 25 miles.
Mineral King is only open in the summer from about Memorial Day until mid September and closes after the first snow. This is the Silver City Resort where you can rent cabins and homemade pies are baked daily. I had rhubarb, mountain berry pie a la mode. It was tart and wonderful.
At about the 6000 ft. elevation we began to see the Giant Sequoia's which always take my breath away. The enormous size and red color make these giants stand out in the forest.
At the end of the road, the canyon opens up with Mt Whitney towering in the distance. This was early June and the wild flowers had not begun to bloom. Cabin owners were just starting to open their cabins from the winter. We hiked a small mountain trail along the stream and in no time at all we were in the snow. What a spot!

Studio Tour 8

Three Rivers has many talented artists and craftsman and biennially the Arts Alliance of Three Rivers sponsors an Artist's Studio Tour where local artists who open their studios and we get to see some wonderful creative work and the studios where the art is created.

This year 18 studios were on tour providing a great day exploring the area finding these hidden jules nestled in the Oaks.

The 35th Annual JazzAffair sponsored by the High Sierra Jazz Club.
The Jazzaffair is a wonderful event in Three Rivers with people coming from all over the country to hear great Jazz in the foothills of the Sierra's. There are 3 venues around town with jazz playing full time for 3 days.

My favorite venue is the Lion's Roping Arena where music is played in a band shelter and we sit on the grass under the stars. I love live music of any kind as long as it is good - and this is good!

Our own High Sierra Jazz Band is famous and can be heard on cruise ships and other locations around the world.

The Jazzaffair is not the only music to be heard in Three Rivers. We have a Redbud Festival in May, performances at the Three Rivers Art Center, a Concert on the Grass in the Fall and live music at various locations every weekend.

Venture up to Three Rivers and relax along the river while enjoying some great music. We would love to see you here.

Isn't Water Wonderful?

Anyone who has stood in awe along a river, next to waterfalls or a lake, has experienced the nearly hypnotic effect of water on the human heart. We just can't seem to get enough of it. Being near water simply allows us to slow down, calm down, and enjoy being alive.

Three Rivers has 4 rivers running through it leading to Lake Kaweah. Wherever I go in Three Rivers I am along the river of the lake and it soothes my soul. What a great place to own your own spot on the water!
